The pub from above
After a very long time searching I finally managed to find the pub in Google maps. This aerial view will be very helpful when it comes to constructing the model. I've drawn a fairly basic sketch that I will use in Max to plan the layout later on.
My final location will consist of the pub itself, the car park, the beer garden and a small area of road just in front of the pub.

Photoshop edits
Below are three of the photos that I took which I have edited in photoshop to provide concepts for the 3D model.
The pub is being used as a safe house in a survival horror game; so I've boarded up all the windows and doors on the ground floor, chipped the paint on the signs, rubbed some chalk off the chalkboards, dropped some litter on the ground and generally made the building look broken-down and shabby.

Reference photographs
The pub that I have chosen for my project is The Bradgate Arms located just outside the city centre in Leicester. I chose a pub outside the city centre because it was important to me that the pub had no adjoining buildings and also had a beer garden and car park.
The pub itself has all the classic British pub characteristics that I was looking for - chalkboards, a swinging sign, a beer garden, a shit load of wooden benches, and even a door to the cellar round the side.
